THERE apppears to have been no let up in the demand for the new generation of leisure homes – and in response, manufacturers are building ever more imaginative and exciting new models, while park operators are improving the quality of their sites in terms of landscaping and facilities.

Just as holiday home owners are demanding improved standards in design and location, they are also looking for a tailor-made insurance policy to protect their investment.

Towergate Bakers was the first insurance company to offer a bespoke policy for residential park homes back in 1970, and it has since developed a leisure home insurance policy that will give you peace of mind.

Before 1970, leisure homes were effectively insured as holiday caravans, however the market has obviously moved on.

The specification of many leisure homes is far superior to a static holiday caravan. They are often built to a residential specification (reflected in the high purchase price) and are lived in for a big chunk of the year, as opposed to one or two weeks in summer.

Towergate’s leisure home police was first launched in 2004, and the policy has since evolved with the ever-changing market.

Originally, restrictions were imposed and you had to live in your home for at least nine months of year – but all that has changed.

With improved site security and standards in lodge living, the policy now has no minimum periods of occupancy, and there are no minimum opening periods in respect of the park.

Cover is provided on a new for old basis to include the costs of site clearance, re-siting and delivery fees, and your property must be insured for a minimum of £30,000.

Its contents can be insured, again on a new for old basis, for a minimum of £8,000. This includes carpets, curtains and furniture, plus clothing, bedding, electrical appliances and all the usual home contents.

As a general guide, the leisure home policy covers:

• Loss or damage caused by storms, falling trees and branches, and floods – especially important in light of recent events. Theft or attempted theft is also covered, as is damage by fire, frost damage to the plumbing installations, and water leaks. You’re even covered if someone crashes into your home in a car.

• Accidental damage to glass, mirrors, sanitary ware, ceramic hobs, TVs, home computers, audio and video equipment.

• Wider cover in respect of accidental damage is optional in case you spill bleach on a carpet or break an ornament, etc.

• Public liability indemnity protection of £2million.

• As a unique feature, the policy includes a 24-hour Home Care Emergency Assistance Service. This covers the first £250 of the cost of a call-out fee, plus any labour and parts required to stabilise the emergency situation.

All insurers regard empty properties with a degree of caution as they are more vulnerable, and for this reason Towergate Bakers impose certain conditions and exclusions whenever your holiday home is left unattended.

The property must be inspected (externally) on a weekly basis while you’re not there, and you won’t be covered for loss or damage caused by leaking water, or by frost damage to the plumbing installation.

Theft cover is excluded when your holiday home is left empty, unless it involves forcible and violent entry to, or exit from your home. (In other words, keep your doors and windows locked if you want to stay insured!)

Claims for vandalism – a very rare and unusual occurrence on well managed parks – and accidental damage or breakage are also excluded while you are not there.

The cost of insurance

As a typical example, the cost to insure a leisure home with Towergate Bakers for £58,000 and its contents for £8,000 would be less than £300 per year – £298.67 – if you’re over 60.

This assumes the home has a pitched tile-effect metal roof and is sited on a licensed park in the British Isles. This equates to a monthly payment of just £25.88, including a £1 fee.
