Advertising feature – Mill Garth Park, York, Yorkshire

f2ea9bad-6b99-4e76-a1ef-17ece3f43d86
MILL Garth Park is an exclusive new development of 36 residential lodges set in the very heart of the peaceful riverside village of Acaster Malbis. With a full 12-month residential licence, this truly is a unique development for the retired and semi-retired, located four miles from the centre of one of England’s finest cities.

Acaster Malbis is situated amidst picturesque scenery on the banks of the River Ouse. An excellent bus service from the park entrance – including a unique riverbus service – mean that all the historic, retail and sporting attractions that York has to offer are on your doorstep.

Mill Garth Park offers the opportunity to specify a lodge layout and interior design that suits your lifestyle and requirements, constructed to the highest standards by the country’s leading manufacturers. You can choose various styles, from traditional park home layouts to contemporary open-plan.

The park is on mains drainage. However, each lodge also has an underground 3,000-litre tank for rainwater harvesting. To enable you to cut down on your water meter bill, all the rainwater from the lodge roof and paved driveway is collected and stored, ready at the flick of a switch for various outdoor uses.

The park is designed with an open-plan layout to the frontage of each lodge. However, to offer a high degree of privacy, a boundary wall to the rear and sides of each lodge defines the plot. Constructed with brickwork pillars with vertical tanalised boarding, the walls provide privacy whilst enhancing the overall appearance of the park. Entry to the park is via automated gates, and each lodge will also have an intruder alarm linked to an auto dialler.

With prices starting at £165,000 for a 36x20 two-bedroom lodge on phase 1, you can secure your plot now with a reservation fee. Prices include all furniture, soft furnishings, white appliances, intruder alarm, block paved driveway, timber decking, brick skirting, landscaped gardens and store shed. Timber decking provides each lodge with a spacious outdoor area, and attractive stone-effect pathways are also laid to each lodge.

The park and show home are open for viewing weekdays by appointment and on weekends from 10am to 4pm.

FOR SALE

At the time of writing, one 52x20 show home was available for immediate occupancy, fully furnished and landscaped, and priced at £229,950. The last 2 plots were available on phase 1. Phase 2 is now being developed, with plots available for various size homes, including 22ft wide. Part exchange is available on certain plots
