Priory Park

WHEN you sit in the secluded tranquility that is Priory Park, it is difficult to realise that you are just a few miles away from Ipswich’s busy town centre. This is a park that really does offer the best of both worlds in a variety of ways being situated on a wooded hillside that overlooks the River Orwell and yet only minutes away from major road and rail links. The delights of the Suffolk coast and a host of picturesque towns, villages and countryside are all to be found close by.

The 100 acre estate has had a fascinating history, originally being an Augustine Priory (hence the name), it subsequently became a working dairy farm and formed part of a gentlemen’s estate. It has been in the current family ownership for the past 30 years and much investment has been put into developing the park to the well established and thriving location it is today and there is plenty of scope for the future too.

Priory Park is set within an Area of Outstanding Natural Beauty and Site of Special Scientific Interest and the lodges have been carefully positioned to make the most of the exceptional river views and blend in amongst the mature woodland with sensitive planting to further enhance the environment and ensure privacy. With some marvellous pines, oak and silver birch trees, there are nature trails leading down to the estuary shore plus feature ponds and fountains. The on-site facilities include a well-maintained nine-hole golf course and the well-stocked Alnehouse Priory bar and restaurant.

The park is divided into four distinct areas with The Abbots and Friars exclusively for lodges. Lodges at Priory Park are sold to the private individual for use by the owner and their immediate family. No sub-letting is allowed.

The Abbots was the original pilot project for just 14 lodges, enjoying a woodland backdrop and views across an attractive lily pond.

Friars is the flagship development for up to 68 lodges set amidst mature woodland with views out across the estuary. Some of the lodges are sheltered by trees while others are in more open areas where you can soak up the sun. Occupation on The Abbots and Friars is unlimited throughout the year so you can enjoy the changing seasons in luxury.

The other two areas, Lookout and Monks Meadow, offer a choice of season length from seven to ten months. In these areas you can buy new and previously owned holiday homes in sunny locations, some with stunning river views. As well as lodges, caravan holiday homes are available giving lower cost options and a great way to dip your toe into holiday home ownership.

What facilities does the park have?

There is a nine-hole golf course (with five par 3s and four par 4s), two hard surfaced outdoor tennis courts, heated outdoor swimming pool, table tennis, children’s play area, laundrette, small boat compound and launch area, numerous nature trails and woodland walks. The Alnesbourne Priory bar and restaurant offers an ever-changing menu featuring local produce with a wide range of wines, beers and soft drinks

What is for sale at the park?

The Park is happy to offer lodges from all manufacturers and discuss specific requirements with customers. Previously owned lodges on The Abbots are offered for sale on behalf of their owners with prices ranging from around £60,000 to £175,000. A choice of plots for new bespoke lodges up to 52x22 is available on Friars.  A mailing list facility is offered for anyone who would be interested in receiving details as other properties become available for sale.
