A LODGE beside the River Arun and the possibility of a mooring is what’s on offer at Marina View in Littlehampton Marina, West Sussex, where messing about in boats is strictly limited to motor cruisers (as masts can’t get under the footbridge that links this side of the River Arun to Littlehampton!).

Screened by trees on three sides, with the river and marina at the front, Marina View is the ideal setting for water lovers.

Just a short distance from the sea, and ten minutes from Littlehampton town centre and the railway station, you can be relaxing in your lodge one minute, exploring the coast or river the next.

However, there are plenty of other reasons why the area is attractive to holiday home owners.

“Most just like coming here to the area and about half enjoy the walks,” says Stephen Hunt, who looks after boat and lodge sales. “We’ve got a very good mix of people, with those who are working and those who’ve retired.”

Littlehampton Marina has been in existence since the 1970s. The current owners acquired it ten years ago and have been slowly redeveloping the site. There are moorings for approximately 120 boats and a boat park for another 150, plus services including a marine chandlers.

“There are 24 lodges, plus one occupied by the warden who looks after the site, cutting grass and so on,” says Stephen. “We’ve kept the park very private as we felt the people who would be interested in the lodges would want to come for a bit of peace and quiet.

“The area is really lovely. The River Arun flows past us and you can literally leave Marina View and you’re straight on to a footpath that goes all the way up to Arundel.

There’s some tremendous local beaches within walking distance and a golf club about half a mile away. Chichester is not far, which is a beautiful city ideal for shopping, the theatre
and cinemas.

“Obviously, there’s the boating too, and there’s always something going on in the marina. Because it’s open 365 days a year, we have security at the entrance at night so the lodge owners can feel safe.”

The park’s lodges, all real timber clad, have been designed in co-operation with three manufacturers – Omar, Wessex and Pinelogs – and all are built to the residential BS3632 standard.

“Being on the coast, and therefore with more of a harsh environment, we thought the extra insulation would benefit the customers,” says Stephen.

“We try to offer a specification that includes things like a fridge/freezer and microwave as standard. We found the majority of people want a shower, not a bath, so we’re able to have a much larger shower than the conventional type. Our prices include the balconies and walkways and a parking space beside the lodge.”

The lodges at Marina View come with a 25-year site licence (renewable annually thereafter) and ground rent of roughly £1,700 for the smaller models and £2,600 for the larger ones. There’s mains electricity and drainage, metered piped gas and a satellite TV facility.

Broadband connections are available and accompanied children are welcome, as are some pets – dogs, but not cats.

If you prefer something more rural, rather than the marina-side location, the company will soon be embarking on a new development at nearby Climping.

“This will be for something like 60 lodges, so it will be quite a bit bigger, but very similar – though surrounded by trees rather than the marina environment,” says Stephen.

“We’re planning a children’s play area and some kind of amenity area, though we haven’t yet decided what that will include. We think the new park will lend itself to sub-letting for holiday lets because there’s so much to do in the area.

“Property is so expensive now on the coast. Instead of buying a little flat which might cost £150,000 and have hardly any room to swing a cat, for £70,000 you can buy a very comfortable, two-bedroom lodge, or a three-bedroom model for around £150,000.”
